     I study hundreds of expired listings each month and they show me that many listing agents are doing the exact opposite of what the homebuilders do. Here’s what I mean:

  • Properties that are not ready for marketing due to multiple deficiencies in condition or staging.
  • Amateur pictures in the MLS, some taken with a phone camera; generally confusing sets of pictures that even on very expensive properties require that buyers or their agents personally visit a property to see what’s offered.
  • House pictures taken in bad weather or in winter when everything looks bleak and dead.
  • Listing agents who are highly encouraged and motivated to get more listings rather than marketing their existing listings.
  • Expensive billboards selling a franchise rather than property listed for sale,
  • Listings placed in the agents’ or their brokers’ websites that primarily advertise to get listings and buyers and not the listed properties.

Statistics show why so many listings failed. Success requires experience and great marketing:

  • 50% of new real estate agents quit after their first year.
  • 75% of new real estate agents have quit after their second year.
  • In the typical real estate office 80% of all business is done by 20% of the agents.
  • Only 10% of all listings are sold by the agent who listed the property.
